Small backyard home (ADU): Brown wooden house in the middle of forest

A detached ADU is a new, freestanding home on the same lot as your house. It is the most private option and the most flexible to lay out, and it is usually the most expensive type, because every part of it, from slab to roof, is new.

How big can a detached ADU be in Bakersfield?

As of October 2026, the City of Bakersfield's ADU FAQ allows up to 850 sq ft for a one-bedroom and up to 1,200 sq ft for a two-bedroom detached unit. Garage, shed and storage areas are not counted toward the size, according to the same FAQ.

Where can it sit on the lot?

The city's 2024 ADU resource guide calls for 4-foot side and rear setbacks, the zone's front setback, and 10 feet between the ADU and other structures. It also asks that exterior materials and architecture match the main house as far as reasonably possible.

Will I need a parking space?

Possibly. Bakersfield's materials call for one space, which may be tandem, unless the lot is within half a mile of public transit. As of October 2026, state law also removes the requirement in a few other situations, such as within one block of a car share vehicle. We check your address against each exemption.

How should a Bakersfield ADU handle the heat?

Orientation, roof overhangs, insulation levels and window placement all affect summer comfort and power bills. We size cooling equipment to the unit and look at shading on the west side. Title 24 energy rules set the minimum; good layout does the rest.

Is solar required on a new detached ADU?

Generally, yes. As of October 2026, newly built detached ADUs must meet the California Energy Code's solar requirement, with some exceptions. The system can be placed on the ADU or on the main house.

What does a detached ADU cost in Bakersfield?

As of October 2026, the city's ADU FAQ gives a very rough $150 to $300 per square foot, and up to $400,000 or more for a large, high-end detached unit on a hard lot. A unit of 750 sq ft or less avoids impact fees under state law. More in Bakersfield ADU pricing.

Can I use a ready-made plan?

Yes. Bakersfield's ADU Standard Plans Gallery has standard plans at reduced cost and pre-reviewed plans checked by the Building Division. County parcels can draw on Kern County's pre-approved ADU plans. Each still needs a site plan for your lot.
