Small backyard home (ADU)

An attached ADU shares at least one wall with your house but works as its own home, with a separate entrance, kitchen and bathroom. It is a good fit when the backyard is small, when you want the yard kept open, or when an aging parent should be close by.

How large can an attached ADU be in Bakersfield?

As of October 2026, the city's ADU FAQ applies the same bedroom limits as detached units (850 sq ft for one bedroom, 1,200 sq ft for two) and caps an attached ADU at 50% of the main home's size, never over 1,200 sq ft. State law guarantees at least 850 sq ft, or 1,000 sq ft with more than one bedroom, whatever the 50% math says.

How tall can it be?

The city's 2024 resource guide lists heights of up to 35 feet in R-1 and R-2 zones and up to 45 feet in R-3 and R-4. As of October 2026, state law requires cities to allow at least 25 feet, or the main home's height limit if lower, for an attached ADU.

When is attached the right choice?

  • The lot is narrow or the backyard is already used for a pool or patio.
  • Plumbing and electrical service are close to the side where the addition goes.
  • You want an easy walk between the two homes.
  • You would rather not trench across the yard.

What about the existing house?

An addition ties into the home's roof, walls and electrical service. We inspect each at the site visit, plan the fire separation between units, and note any upgrades the house needs in your written, itemized quote.

How much does an attached ADU cost?

As of October 2026, the city's rough $150 to $300 per square foot applies here too, with the tie-in to the existing structure often pushing toward the middle or upper part of that range. See Bakersfield ADU pricing.
